AETI EXAMPLE COMMERCIAL/INDUSTRIAL PROJECT
Phase I Environmental Site Assessments (ESA), also known as "Due Diligence" ESA, is usually performed in order to assess actual or perceived environmental liability prior to real estate or business transfers.





ESAs are generally a non-intrusive and serve many important purposes including:
- compliance with various local, state, and federal environmental rules and regulations
- provide recommendations for solutions that will bring the subject facility into compliance in order to minimize or eliminate environmental liability
Phase I ESA is made up of four main parts:
- Review of available records pertaining to the property including government and environmental database
- Interviews with current occupants
- A site reconnaissance of the subject property and surrounding land/properties
- An evaluation of collected data and recommendations in a comprehensive written report
A properly conducted Phase I ESA is crucial in order to minimize potential environmental liability.
